Annual fees for 2024 were assessed at approximately $2300. This can be considered representative for future years, but will vary depending on Park maintenance requirements, improvements and inflation.
Fees include water, sewer, lawn maintenance, pool maintenance, garbage collection, general maintenance, general insurance and general property taxes for the Park.
Each Unitholder is responsible for electricity, internet, cable and insurance specific to the unit or assets on their site.

Wi-Fi is not provided as part of the fees, however, there is a free ShawOpen and RogersOpen network in the Park for Shaw customers and internet is available as a separately paid service for each unit.

Lawn cutting and trimming is included in the annual fees, however, residents are responsible for watering their lawn.

All sites accommodate park models, motorhomes, fifth-wheels and travel trailers. Additions can include a deck, gazebo, firepit and shed.

The general property taxes are covered in your fees, however, park models with sloped roofs are subject to an additional property tax levied by the Village of Radium Hot Springs.

No, tents are not allowed, however, guests are welcome if they stay in your unit. You may also let guests borrow your unit from time to time, provided they are family or friends and respect the Park rules and regulations.
You can also lease your unit, provided the lease duration is a minimum of 1 month (short-term rentals such as Airbnb or VRB0 are not allowed).

We love the "quaint" look and feel of our Park. This is accomplished in part by restricting boats, ATVs, golf carts, utility trailers and certain motorized vehicles (electric bikes and scooters are allowed). Kayaks and paddle boards can be stored on sites provided they are stored discretely. Recreational vehicles can be stored in a local storage unit in Radium of Invermere.

Yes, we love our furry friends, but they must be kept on a leash when outside your site and must be cleaned up after.

We are structured as a Limited Partnership. In a Limited Partnership we have a General Partner (GP) who is responsible for the overall governance, finances, sales, maintenance and decisions for the Park. The GP is comprised of 3 to 5 Directors who are elected by the Limited Partners as volunteers to perform the functions of the GP.
The Partnership is comprised of 86 shares (units) and each share represents a 1/86 ownership in the Partnership. This gives each Unitholder the right for exclusive use of their designated site, as well as, access to common areas.

The Park was constructed in the early 1980s, so the utilities are in the 40-45 year-old range. The Park routinely checks the condition of infrastructure and replaces certain aging components. It is expected that in the coming years, there will be some increases in replacements as this infrastructure continues to age.

The upgrades for the Park are primarily focused on replacing aging infrastructure, such as electrical and pool equipment.

Unitholders are responsible for the general upkeep of their sites, including their creek bank. Unitholders are also responsible to ensure that the creek is respected from an environmental perspective and that any work done on the creek bank follows environmental requirements.
It is important to recognize that one of the unique features of our Park is the beautiful creek that flows through it. With that comes the natural risks of moving water, including erosion, high water periods, debris and embankment overflow.

Due to the Partnership structure and the ownership of a unit through a share purchase, there is no land title toward which a mortgage can be secured.

Each unit is granted pool use privileges. We welcome guests to the pool as long as they are visiting a resident in the Park or leasing a site. We do not allow sharing of the pool key with outside guests.

The General Partner has the authority to ask the Limited Partners for cash contributions when it deems there are urgent matters to address such as emergencies or natural event damages there are unforeseen.
Normally, the General Partner prepares an annual maintenance plan, which forms part of the annual budget and sets the fees for the year. The General Partner is restricted from budgeting in excess of $25,000 for any individual project without a vote the Limited Partners.
